Final Walk-Through = Gas leak & water leak unearthed

Hello BP community -- I am so thankful you are here!  Quick question: I just did my FINAL walk-through before closing escrow. There were some minor items but two significant ones: a gas leak near the front door of the property as well as a water leak in the garage. (The gas and electric company came out and red-tagged the property. They had to shut off the gas. They say a plumber will need to inspect it to see if the long pipe has other leaks before the City can approve that the gas be turned back on.)  I was supposed to close today but apparently there were some glitches with the paperwork so we're closing tomorrow. What do you recommend? How have you settled issues like this in the past? I do not live close to the property but have learned a valuable lesson to be at the property for inspections.
