[Calc Review] Help me analyze this deal

I have done the numbers on two identical manufactured homes. The cashflow looks good and so does the Roi. Question: Can I rent these out to the people even though I am on the trailer parks property? Will they let me do this? Because it seems like I would be in competition with the park for tenants. Anyone know the answer to this, or is it a decision strictly up to the home community? Thanks.
