Can adding an extra room raise rent price?

Hello everyone,

I am looking to rent out my primary home in about a years time frame and I am looking for ways to increase its possible rental price.  My home is about 2,200 sqft, 3bd 2ba.  I have some space to create a 4th room (give or take 10x10 in size), the project wouldn't be difficult and wouldn't be too costly, mostly adding a new wall with sheetrock and a door.  Would creating this extra room justify raising the rent a bit, or would I be wasting my time?
