Deposit Question Regarding Move Out Notice

Tenant paid for the entire month, told me yesterday they were moving out today so that’s 18 day notice. Lease says 60 day required. If you sign a year lease and give 60 day notice are you entitled to your deposit if unit clean? The tenant says they have a friend interested in apartment and that this friend would pay previous occupant their deposit. I know this isn’t going to work out just wanted to describe the idea.
