Handicap Accessible Rentals? Profitable?

Someone had told me this is a lucrative business to be in since the tenant will not make a mess, stay for long term, and you're able to get more for rent because of less competition and more. Anyone heard of this or have any advice? I see the only downfall being spending on money in the first place to make it accessible but the long term benefits seem higher. Thank you!
