getting an inherited tenant to sign YOUR lease

I will be inheriting 3 tenants who will be on there current lease for the next 9 months. Is there any way I can talk them into signing on a lease with me? What are some tactical strategies you've used to make this happen?

The main reason I would want to do this is so that I can have all of the fees consistent between the tenants and also so that I can enforce the same policies. I have 2 quadplexes right next to each other.
