HI BP comuunity,

As a new buy and hold investor in the DMV(DC, MD, VA) area, I am working on my second deal. Its a off market a triplex appraise 8 month ago at 361k and the seller is only willing to take 346k and pay me back the 3.5% down payement for FHA and and the owner part of the closing cost. Therefore, i will come with very litthe out of pocket. The house was build in 2004 therefore in the analysis repair and capex are 3% which will increase as the mortgage get and the house get older. Income is $3150 and the tenant pay all utilities. The house has base board electric and widown AC which are not too expensive to replace.
