Duplex yard privileges

Hey BiggerPockets Fam,

My 2-unit building sits on a double lot, so we have a pretty significant yard compared to everyone around us. My tenant has 2 boys which play in the yard. While I don't mind them playing in the yard, it quickly becomes the neighborhood playground (10+ children). The yard takes a beating with foot traffic and at the end of the night is scattered with toys.

My concerns:

1. the amount of people on property for liability reasons

2. toys left wherever

Anyone have any guidance on actions I could take to clear this problems up?

Suck it up. You can't / shouldn't discriminate against kids and we should encourage kids to be outside playing with friends. Bump the rent another $25 and set that money aside for repairs.
