Post: Resources to scrape homeowner data?

Hello everyone,

I’m curious if anyone has any insights on how estated is able to aggregate homeowner data (actual names of owners) along with possible mortgage information?

I know I can fetch homeowner data from local county sites but it’s a super manual process that doesn’t scale. I can’t see how estated would be doing the same?

@Liz Cole @Nathan Gesner thank you for the feedback. I forgot to mention I'm currently living in the above unit and tenant is currently being evicted. So tensions are high. I've just going to live with it until they are gone. :)

Hey BiggerPockets Fam,

My 2-unit building sits on a double lot, so we have a pretty significant yard compared to everyone around us. My tenant has 2 boys which play in the yard. While I don't mind them playing in the yard, it quickly becomes the neighborhood playground (10+ children). The yard takes a beating with foot traffic and at the end of the night is scattered with toys.

My concerns:

1. the amount of people on property for liability reasons

2. toys left wherever

Anyone have any guidance on actions I could take to clear this problems up?

@Nathan Gesner thanks for the input. I'm drafting up a notice today. Need these tenants out!

@Paul Bowers previous landlord did not have a lease with tenants. I believe tenants had been in unit for 6+ years. From what I gathered, previous landlord did not treat his landlording duties as a business and let everything slide.

@Jay Helms continuous noise violations and smoking. Previous landlord said they were "great" tenants. Not sure what planet he was living on.

Hello BiggerPockets Family,

I purchased a duplex back in October in Allentown PA. I'm currently living in the one unit. I did not vacate tenants when I bought the property which was a huge mistake, but I'd like to vacate the tenants now!

I do not have a written lease with tenants only that rent is due on the 5th of the month. I've been reading up on PA law and it looks like I need to give a minimum 30-day written notice (both posted on unit door and certified mail with receipt). But do I have to actually give a reason to why I want to vacate them?

@Mindy Jensen I just purchased my first duplex in October (house-hacking), I can say my first newbie mistake was not vacating existing tenants on closing date. They've been difficult to say the least.
