Blue Island - Illinois

Hello BP!!

I wanted to check if anyone has had any experience/suggestion in investing in Blue Island neighborhood of Illinois. I have been presented a BRRR opportunity and am trying to some due diligence on how safe/unsafe the neighborhood is. I will be buying the property (SFH) for ~65K, putting 40K of rehab work and I understand the ARV is ~130K. The plan then is to rent the unit for 1500 per month. The unit is 1059 SqFt with 3 bedroom and one bath. The rehab is going to be full gut rehab - new HVAC, electric etc. Roof is good so that will stay as it.

Any market data on what the current rentals are or what the estimated ARV would be - that would be great.
