Convert personal proeprty into rental - Impact on mortgage rate

Hi All - We are moving to another state and want to convert our personal property into rental property. We lived in this property over 3 years and do not want to sell it. We have a nice mortgage rate and really do not want to change it.

I know that I have to report this change to my insurance company. Do I need to let my lender know as well? Will the insurance company communicate such a change to my lender? Will it change my mortgage rate? Any other issues I have to consider.  Thank you!
