Oil Stains on Asphalt

Hi BP! Im looking for a little guidance in this situation I am in . I have a tenant that has rented my condo for this past winter. Recently I was made aware that she has an oil leak in her car and essentially caused 3 giant oil stains in the parking spots. I reached out to her and she acknowledged her car was leaking. She continued to park in the spot when I asked her to park somewhere else and to get the stains cleaned. She has tried cleaning it herself and has failed. She understands that the stains on the parking spots are her doings. She has 1 month left on her lease. This stain needs to be cleaned and I told her that. I told her if she can’t clean it she will have to hire someone. If she refuses to hire someone and pay for the damage...what then? I appreciate any suggestions...Thank you all so much in advance.

If she refuses, hire someone and deduct it from the deposit. Has she tried kitty litter or a special cleaning agent?
