Ladder in loft - will a waiver of liability protect a landlord?

We've built a very small cottage with a loft.  The only access will be by a 6' ladder (no code where we live). In my opinion, it's renter beware of an inherently dangerous situation.  But a court may disagree.  What type of document (such as a waiver of liability) specific to the ladder can we have our tenant sign that will protect me as a landlord?  We've also had inquiries from people with children- a larger concern.
