Are you using Property Management software? If not, I highly recommend you start. With the number of units you manage, Buildium would be a good choice and it includes maintenance tracking.
Task tracking depends on the kind of tasks. There is Todoist, Asana, Podio, and many more options but I would need to know more of what you are tracking before I could point you towards any particular tool.
