Property Manager Didn't Get Tenant's Social Security Numbers

Hello,

I hired a new property manager last August 2017 to handle rentals in a 3 unit building I had vacant in Baltimore. She brought me a ready to rent tenant who we checked out via TransUnion's Smart Move product. It uses info provided by the tenant to give a rough estimate of how reliable that tenant might be. Background check and credit score,etc. However we never see the information that the tenant provides to Smart Move.

Thing is - my property manager failed to get the Tenant's Social Security Number nor any sort of an application from the tenants and this has me worried in case I have problems with them.

For the sake of argument - if I have problems with them, is there anything I can do to get information onto their credit report? If I have to evict for non-payment of rent, abandonment, etc?  I have heard from another landlord that if they move prior to eviction, it would be just about impossible to find them, sue them, etc.

I'm starting to feel that I am going to have problems with them. Small tell tale sigsn...

If they  don't pay rent and get evicted, they probably don't care about their credit report. I would not worry about things that haven't yet. If you have to evict them, find another tenant and move on with your life. It doesn't put one penny in your pocket to report them to credit bureaus.
