South Side Chicago Property Mgmt Recommendations

Hi all,

A friend of mine is having issues with their property management company in the south side area of Chicago and I offered to ask the forums here for advice. He currently only pays 6% which is pretty low, but he is discouraged by their performance. Does anyone have any recommendations for property management companies in Chicago? Which companies have given you quality service?

@Brie Schmidt   Thanks Brie, and @Mitchell Witkes I would advise your friend to not shop based on price with southside properties.   I think you hit it on the head with you get what you pay for.

I am going to go on my soapbox real quick here:

When shopping for a new manager the difference between 6% & 10% per month is $40.00 per month or $480.00 per year for a $1000 rental but the cost of a PM not being on top of their renewals, poor screening, mis handle of city violations, break in on a vacant property, CLTRO issues, long term vacancy, and so on is a far great cost or loss of a person's piece of mind than $480.00.  These are just a few issues unique to Chicago southside that I see daily as other peoples pain points with other PMs in the area.  

My thoughts are you can pay a budgeted higher amount monthly or variable misc costs over the course of the year with no real stabilization.
