Buying/Selling Rental properties

I am not sure what to do here. I am a newbie, and assisting a friend to sell two properties. They are in Va, and the properties are commercial with full tenants. There is a row of townhouses, and a strip mall. It is a great property, and I have no idea where to begin with the networking to find buyers. They are priced (together) at over 4million dollars, so maybe that is scaring people. I know they are very promising and would be a good investment for the right person, I just don't know where to find that "right person". Anyone have suggestions?

Easy things to do would be to advertise the properties on Loopnet and Craigslist, but that alone probably won't get them sold. I would start interviewing commercial real estate brokers. Talk to at least a few and pick one who sells the most of that type of property in that area.
