Renting out a room in my home... no overnight guests?
I recently learned that there are a lot of people in my area that rent rooms to travelling nurses and other professionals on a month to month basis. I'm leaning toward doing this for now to get my feet wet and to save up cash for a larger DP on a rental in the future.
I've seen some agreements online but haven't seen one that specifically says no overnight guests allowed. I want authorize guest but they have to leave by 10pm (typical curfew in my neighborhood). What do you think?

I would think that since it's a room in your own home that you could make any reasonable rules you want as long as they are stated in the contract. If I was renting out a room in my home, I certainly wouldn't want them having other people sleeping there. It's my home and I need to feel safe in it. Nothing wrong with having quiet hours either. Apartment buildings have quiet hours from 10-6, there's no reason why you can't have them in your home. I would see it as no different from renting a hotel room. You can't have people stay over that aren't registered and paid for, and they have quiet hours too.
