Tenant screening questions

Hi all - I’d appreciate any advice on the following. I have 3 SFH rentals but am still new to all of this. 1) How do you handle showing someone a house that you know is not going to be a good fit (e.g. needy, drama), even though they may meet the qualification standards ? Worried about fair housing laws . 2) What is the best way to turn down tenants that qualify but you’ve selected another qualifying applicant. I hate to charge an application fee and they qualify but choosing someone else. Thanks !
