I wish all turnovers went this smoothly
We had a tenant who has been very good for about a year and a half. About 2 weeks ago, they told us they needed to break their lease early. Problematic pregnancy and the wife wanted to be near her mother. We understood, but let them know that according to our lease, giving less than 30 days notice automatically forfeits their deposit. They were aware of that and were ok with it. They were moved out by the 25th, on the 26th I did some very minor maintenance, power washed the house, cleaned out the gutters, etc. Today, 4 days later we signed a new tenant for $75 bucks more a month. She checks out great in every way, and hopefully will be a long term tenant. Pretty nice to make a profit and a rent increase on a turnaround.
