Phantom repairs

My new tenants have been paying in full & on time. But they've called about several problems with the AC, where I had the AC guy come out, and there was nothing wrong with it. They also called about 2 separate leaks under different sinks, but when I went over and looked at it thoroughly, there was no leak. I don't know what to make of this. Is this common?
