How to create a CA custom lease agreement ?

I am a first time landlord and am about to rent out my first rental property in SF bay area California. What service do people use to customize a CA lease agreement and send it for electronic signing ? I am not a professional property manager so don't want to pay a lot in monthly fees for the services out there.

For now I just need to quickly create a lease agreement and send it to tenant for signing.

Just looking for some guidance from the experts here.
