Duplex: 1 part apartment, 1 part working business

I'm looking for anyone with experience dealing with a rental property that also houses a business. The business is my husband's chiropractic business which operates on the main level. The basement will be the 2 bedroom, 1000 sq ft apartment. I'm wondering if there are any different considerations we need to be aware of since it's not a typical MF property.

We already plan on requiring no smoking and no pets.

Can we limit the parking spaces tenants are allowed?

Is there anything out of the norm when a business and apartment are in the same building?
