Can't Find Tenants For Property

I'm upside down on a property (two family) in Ada, OH.  I used to get tenants going to the university there (Ohio Northern) but that

has dried up.  Good local tenants are really hard to come by.  I've tried to sell it (open to creative) but no luck.  I'm losing my

arse on this property, it's empty.  I have run some specials lately, with some activity, but no takers.  It probably could use some

updates but it seems like the town is dying so not sure if it's worth it.  It's already a money pit.  Please help, I'm drowning.
