Does a basement matter?
I'm looking some potential properties they are typically 3 bed ranch type homes. Some of the properties have basements others have crawlspace or no basement.
I'm wondering would the type of basement or indeed no basement have a significant effect on desirability for rental? The homes are located in Michigan, in lower middle income areas, if that makes difference.

Do you own rent survey. Drive the area or look on craigslist. Find a couple of dozen rentals that are similar to yours. Call them up and ask about the place and the rents. If the basement matters, rents will be higher for places with basements.
