What would you do with this property?
Hello,
I currently have a property that is located in San Diego, CA that is around 33,000 square feet. I've owned this property for awhile, but now the neighborhood has began to change a lot and I think the current use of the property is a waste of land. It is very close to a popular college and people are building a lot and things are starting to change.
I've been running through the idea of leasing this out in a build to suit manner. I think that the area is very desirable now. But my problem is that I don't really know how to go about finding the right tenant. Ideally I'd be looking for a franchise (hopefully corporately owned) to come and setup here. I thought the best course of action would be to deal with agents who have experience in this field. But, in the past with other properties I own I've used agents and they haven't brought that appealing of tenants. So, I would welcome anyone to point me in the right direction if you've got experience with this.
I wanted to hear what you all would do in this situation, and if you can offer any insight. Do you think build to suit is a smart decision or would you go about it in another way?
