Need info for first time landlord

Hi Everyone,

We recently are in process of closing a condo in hayward, CA area. I am new to real estate investment and playing landlord role. I have few questions for being first time landlord:

1) Which are the best forums for listing your property for rental?

2) How do you know what to put in contract terms? Is there a website that has standard template ? Can anyone share something applicable CA, Bay Area market?

3) What kind of insurance are "must" as a landlord before you have tenants occupying your property?

4) How do you select potential tenants ? What to look for? Work history , Credit Score, Proof of Income etc? What is acceptable credit score for renters generally?

Anything else that I am not thinking and may be should consider before I dive into this? Thanks!
