Staying on top of changing laws

What do you do to insure that you are staying on top of Landlord-Tenant laws? As landlords it is a very good idea to know what your rights and responsibilities are under the law. If you are a landlord in many states, then you have even more laws to stay informed on.

If you use a property management company, do you trust that they know the laws and leave it to them?

As a landlord, I have made the mistake in the past of not staying aware of regulations. Unfortunately for any landlord living in a tenant friendly state this can be costly. Their are tenants out there that know the laws inside and out and if you are unknowingly in violation you put yourself at risk.

Every year I'll read through a lease from one of the larger complexes around here.

It gives me an idea of the current and best 'legalese' to use in my own leases.
