Can I rent to a 17 year old?

Hi all! I just got a call from a 17 year old that wants to rent an apartment with his 20 year old friend. Can I even rent to a 17 year old? Wouldn't she have to be his guardian to live there? He works and does school online. He said he'd have his emancipation soon. I'm in MN. Any advice would be appreciated. (I realize that I should just tell him no and run, but I'd like to know :)

You can rent to a 17 year old, with the support of parents or legal guardians if they agree to act as co-signers. No, guardians don't need to live there.

If the minor is emancipated by the courts, by action like getting married or joining the military, they can sign on their own.

Since the potential tenant isn't emancipated yet, see if a parent or guardian would be willing to so-sign.
