Appliance Addendum in lease

Hi there, I'm working on my first rental lease. When I purchased the property a washer, dryer, and fridge were included in the deal. To make the rental property more appealing, we decided to keep them at the rental, provided for use, not included in the rent. I need to add some verbiage about repairs and no replacements. Im curious to see what experience you have had with this and if you can offer direction on verbiage for the lease addendum. Thank you in advance!
