new property with 1 tenant and lease, can I make a new lease?

Hi everyone! I just bought my first 3 unit property which came with one tenant. This tenant has a 1 year lease which will end in June 2018.

Does anyone know if I can draw up a new lease with them as the new landlord or do I have to honor their current lease with the former landlord?
