How much and what kind of insurance to get?

Hello all,

I am trying to find out how much and what kind of insurance you guys get on your rental properties? Sorry, if its a rather silly question, but I am a newbie investor trying to understand as much as I possibly can about each aspect of investing.

The answer to that depends on the kind of coverages you want and what type of property you have. Certainly, general liability is an important one and you want at least 1M in coverage on that front. You need to determine what the replacement cost of your structure is as well. In the event of a total loss, this will pay to rebuild a similar structure in its place. You also want to look into a loss of rents provision as well to cover income you would have received where your property in service. These are all front end coverages that will protect you from incidents that occur on your rental property.

Just as importantly, you also want to look into coverages that will protect you on the back end as well. That is, if you do something (car accident) and get sued, you are protected there as well. A renter's or homeowner's policy can provide back end liability coverage for you but you may want to look into an umbrella policy that you can put your assets under as well.
