Tenant Survey - Getting their feedback on the property

I'm thinking about surveying my tenants and wondering if anyone has done this?  Good/bad idea?  Tips or tricks?  

The situation:  I've got 3 seperate single family units that are managed by a property manager so my interaction with the tenants does not exist.  I don't have a good feel for their approval/disapproval of the property and everything it has to offer or doesn't.  Also, I believe the property manager is doing a great job based on my interaction with him and the retention rate, but I don't know how he is percieved from the tenant perspective.  

The plan:    Send out an online survey with $10 Amazon gift card provided upon completion asking things like (still working on these):  

"How would you rate the level of service abc property manager is providing when an issue is reported?"

"Do you feel the rent is competitive based on the property condition and features it provides?"

"What improvements does the property need?"

"If the property had ____________ I would gladly pay more for monthly rent?"

Maybe I should just stay out of it since everything seems to be working but I view them as my customers and I feel the more info I have the better it will be for both of us.  

Looking for some pros/cons from people who have done this?

I personally would not with my rentals, seems like you'd just be asking them to think up something for you to fix. 

If its not broke, don't fix it.
