Hardwood Floors vs Laminate for tenants

Hey, I'm close to buying my first property, where I'll be house hacking a duplex. I will be upgrading the both units, and was wondering what you guys and gals would suggest as far as the quality of upgrades for rental vs owner's place. For starters, I wanted to get your thoughts on hardwood flooring vs laminate for my tenants. Any advice would be appreciated!

.79 sq.ft. At HD.  Lakeshore pecan. Inspectors and potential tenants  think it is beautiful. I love it and install it myself.
