multiplex tenant reliable?

We just start looking at multiplex for "better cash flow" based on my realtor's recommendation. But I noticed multiplex community usually looks less neat and not so well maintained, due to tenants not taking care of their rental as well as buyers. 

Is this normal? 

If so, does that mean rental properties cost more to maintain? 

This might be a stretch: does that also indicate that renters are less reliable, sort of harder to deal with compared with SFH renters?

Will this hurt appreciation of the property compared with SFHs?
