Non-paying tenants - college students

Clearly I have a lot to learn after this experience...

Need your advice for the immediate.

4 college kids, lease started June 1st.   Received one month security, the rest is 'coming when student loans are processed' ~September 15th.

In june they moved their stuff in and went home for summer.   Come to move back in this semester and bring a laundry list of demands or they are not going to pay future rent and demand past rent be waived.   Small things like washer/dryer were not hooked up, there was a bees nest, etc.   All things that if tenants had lived there would be resolve within days.  Having not lived there some of these things developed.   Now one girl dropped out and says she's not living there no matter what and the rest say they'll start paying only if June/July/August is forgiven and all laundry list items are resolved.

Should I just start eviction and call this an expensive lesson learned?
