Renovation of existing building

I have been an owner for 30 years. In the process of renovating and want to update and make property more sturdy so there is less damage each turnover. 

The property is in Trenton nj. Any suggestions for appliances , do landlords still carpet,  do you supply microwaves,   Finally what is the current rent for a two bedroom third floor unit.   Thanks Deb
