Determining Vacancy Rate of an area.

I'm looking at investing in a SF 4 bed 2 bath home as a rental property in Milwaukie Oregon. However I'm not sure how to determine the vacancy of the area. According to Zillow an Rent-o-meter the rent should be somewhere around $2,100 a month but I'm not sure how to verify if anyone would actually pay that?

Any help would be greatly apprecaited.
