Tenants in Trenton, NJ?

Looking in the Trenton area for rentals and I wanted to know other owners' experiences in terms of tenants and not paying rent and/or having to evict? Have you been able to find decent tenants through your screening or are good tenants hard to come by?

Sometimes the GOLD in land-lording is picking the RIGHT tenants from the get go.  Do the back ground checks, call the previous "Landlord", Call the Employers etc etc etc....
