Rental Property within family: change owner

Looking for advice.

My significant other has been offered the opportunity to take over his uncle's rental properties (12 properties total mostly duplex and single family). The uncle is 75+ years old without kids and doesn't want to manage them. He asked my significant other to "manage to own". I am curious if anyone has been in this kind of situation before? They are discussing it similar to a Lease to Own agreement or seller financing.
