Limited Service Property Management?

Hi, everyone. I'm in Washington state and have a very small portfolio of rental properties (less than 5, unlike most veteran Bigger Pocketers). I'm OK with managing these properties myself since there's so few of them, like finding tenants or rent collection, but would like to hire some help for managing repairs, providing access, emergency situations, etc. 

I noticed that most management companies are "full service" but I really just need someone to handle maintenance requests/repairs if something goes wrong and being on-site for access. Are there any management companies like this that exist out there instead of a full management service? If so, what's a good search term for this type of service (a la carte, etc.)?
