Property Managers: How Much to Charge for Tenant Placement

Hello,

(Property Managers) What is standard to charge for tenant placement (in San Diego)? Is it a flat fee? A percentage? TENANT PLACEMENT ONLY! I will NOT be managing the unit, just finding great tenants.  

(Investors) What would you be willing to pay for tenant placement ONLY for your rental property without management? What do you believe is fair?

We offer this service in San Diego for 50% first months rent ($1000 minimum).
