Implementing a No Smoking Policy

We are implementing a no smoking policy on a four unit we purchased last month.   Anyone have any experience in implementing this kind of policy and enforcing it.   As leases expire we are adding the no smoking policy as part of the rules and regulations.  We are installing signs at every exterior door as we are preparing for the new policy.

Appreciate any input.

In the case of changing a policy like this it is best to replace smokers with non smoking tenants. Changing peoples habits is impossible. Your best option is to have a no smoking policy on the entire property as opposed to simply a inside no smoking. There is no reason to accommodate smokers if you do not want smoking. This will avoid having cigarette butts strewn about the property as well. Enforcing a no smoking policy with existing tenants will be nearly impossible especially If they are allowed to smoke outside. They will smoke inside.

If you are serious you will need to replace tenants.
