Changing to Section 8

Hey, I took over a property for a friend who is moving across country. Given its location, I believe it would be best to make it section 8 housing. 1) How do I decide if it is the best choice? 2) How do I go about this process? 3) How do I best screen for tenants in section 8? 

I would greatly appreciate any advice I can get.

Contact your local government office. They will walk you through the process.

As for screening you screen the same as any applicant. Income wise you combine the government check with their work income to reach income of 3X rent.

Credit check is the same as well you set a minimum score (600 - 650) and study their history.

Section 8 requires that the PM or owner manage them very closely, they can not be trusted to make any responsible decissions.
