Groutable LVT tile or ceramic?

Hi fellow landlords! I just purchased a property that is straight out of the 80's pink carpet and all! I was going to do ceramic tile in the bathroom, but stumbled across the new groutable LVT tiles at Lowes (peel and stick but much thicker than the previous versions).  It only has a 4mil wear layer, I know 12 mil is usually the minimum, but for ease of install and the practical application for a rental, I'm really considering it. Any input would be appreciated! By the way, I have talked to 2 different trusted flooring companies and both said they wouldn't be afraid (other than wear layer), just to use extra glue to make sure it stays.
