Repairs - Are you always present as a Landlord?
I guess my question is - when you have somebody come to do repairs - is it OK to schedule the appointment, and have the Tenant let them in on their schedule?
Or are you supposed to be there to not inconvenience the Tenant?
I've always done the former.

I am an out of state landlord, so for me repairs would never get done in time if I had to be there. We let the tenants let them in on their schedule and even have them communicate with the repair man to take us out of the middle. Obviously we have to approve any repairs, but we are not there on the ground to meet them.
Everyone does things differently. Not sure if there is one right way to do it!
