Lease option, struture, terms, etc

Hello BP community, 

I have a tenant who is interested in the possibility of doing a lease option, I was just wondering how other have structured their contracts. As far as term, how many years and such. Also in regards to who pays what bills under the contract, should the tenant take on more of the responsibility for maintenance and such? Should I count rent towards the overall purchase price, what has worked best for people in the past.
