Non-conforming Bedrooms under Colorado Renter Law

(Sorry if this question has been asked before) I've got a quick question about liability and responsibility for tenant safety in Colorado/Denver. Let's say I have a condo that has 2 conforming beds on the main floor and 2 non-conforming beds in the basement. They are non-conforming because they lack egress. Is it possible to rent the property as a 2 bed and place verbiage in the lease that releases me from liability should the tenant use the two non-conforming beds for sleeping in? Thanks for any insight you can provide.
