Managing the Manager... Property Manager questions

My property manager states in his contract that I can terminate our agreement by written notice anytime with a 60 day notice and a payment equal to 2 months rent. This seems excessive. A previous company I dealt with in Tampa had a 1 month rent early termination clause. I can terminate on the anniversary with 60 days notice without penalty but the agreement stays in force as long as the resident stays in the property. Is this SOP?

My property manager does not want to do property inspections. Have you heard of this? What is a typical charge for a quarterly inspection?

Bryan Crow I can't speak for all PM companies, but a lot of them operate differently, hence the reason I always suggest performing your due diligence prior to signing the contract.
I have a sixty day with $350 cancellation fee. They are not held to anything else, unless they owe an outstanding bill to a vendor, but that usually has been addressed with the sixty days
I have my homes professionally inspected several times a year, because we (PM's) are not inspectors or general contractors.
Again, every company, every area and market has their own way of operating
