30 day notice first home in ohio

hi I just bought my first home FHA and just closed on it today. its a side by side multi family unit. there both occupied and I will be keeping one tenant and giving a 30 day notice to the other as they are both month to month. how do I go about giving them a 30 day notice. I tried searching up Ohio laws and didn't find much. Also what should my next steps be as the title gets transferred into my name this afternoon. thank you in advance for the guidance in my first investment.

Just download  "Ohio landlord tenant laws "  so they are month to month,, you need to give written notice prior to the first of the month,, fine if you give now.. but the notice is similar to this,, Notice of Non-renewal, Notice to Vacate.. Date,Name, address,, This is to notify you that your rental lease agreement will end on July 31, 2017 at 12 Noon. (If you choose to vacate earlier your rent will be prorated to date of move out.)  This is proper notice per your lease agreement. Please make sure all your personal property is removed and have keys ready for landlord. Your security deposit will be sent to your forwarding address, please inform management of your new address. If you have any questions please call.  

You don't need to give reason for non-renewal.. Keep it simple,, I would post this notice on the door, tape over the lock so you know when was picked up if you drive by,, and also put a copy in the mail. List all tenants names on the same notice.

more than likely they will withhold July rent and say that was their deposit.. they might try this and if they do then your either gonna have to file or work with them to get them out, have them sign agreement to vacate then by the 15th.. or something like that giving you permission to come in and change the locks on that given day..
